History of Apalachee Ridge Estates
Apalachee Ridge Estates ranks among Tallahassee’s oldest established neighborhoods. Construction began in the late 1950s and continued through the early 1990s, creating a diverse mix of original ranch homes, updated residences, townhomes, and duplexes. As a result, buyers looking at the Tallahassee real estate market can choose from a variety of home styles and price points within the neighborhood. The original development included approximately 320 homes, with single-family residences making up about 95% of the community. Today, that thoughtful planning gives Apalachee Ridge Estates its mature character, tree-lined streets, and diverse housing options, making it a popular choice for buyers seeking established Tallahassee real estate.
A Neighborhood with Deep Roots
Apalachee Ridge Estates has a history that goes well beyond the homes you’ll find there today. This neighborhood is still a sellers’ market in the summer of 2026, making it a solid Tallahassee real estate investment.
Local developer Syde Deeb developed Apalachee Ridge Estates during the late 1950s after purchasing the property from the John Barry Dairy, a family-operated dairy farm that once occupied much of the surrounding land. As Tallahassee continued to grow, the Deeb family donated portions of the former dairy property to the Florida State University Foundation. Those donations ultimately helped create what is now Jack L. McLean Jr. Park, one of South Tallahassee’s largest community parks. Today, residents enjoy the park’s walking trails, playgrounds, athletic facilities, and community center. During Tallahassee’s long, hot, and humid summers, the public swimming pool becomes one of the park’s most popular attractions for neighborhood families.
Post-War Construction for Tallahassee Real Estate
Construction in Apalachee Ridge Estates began in the late 1950s and continued into the early 1990s. Today, you’ll find mostly cinder-block, one-story brick homes featuring three bedrooms and a single bath – practical post-war floor plans. Later phases of development introduced split-level homes, townhomes, and duplexes, particularly along the southern end of Pontiac Drive, adding a little more architectural variety to the neighborhood.
Apalachee Ridge Estates also holds an important place in Tallahassee’s history. It was the first neighborhood selected for the City of Tallahassee’s Neighborhood Planning Process, a community-led initiative that brought residents together to identify priorities, improve infrastructure, and strengthen the neighborhood. That commitment to community involvement helped shape many of the improvements residents still enjoy today. Check out the planning document from 2001 on the page below.
Original Apalachee People in Tallahassee
Even the neighborhood’s name reflects a much older history. Long before Tallahassee existed, this area was part of the historic Apalachee Province, home to the Apalachee people. Their principal village, Anhaica, was located just a few miles away near present-day Cascades Park, making this one of the oldest continuously inhabited areas in North Florida.
One of the things I enjoy most about researching Tallahassee real estate and neighborhoods like Apalachee Ridge Estates is discovering that every community has a story. Understanding that history gives buyers a better appreciation for not just the homes, but the neighborhood they’re considering calling home.
Real Estate Metrics of Apalachee Ridge Estates
Only one home has been sold in 2026 between January and June, and there were zero MLS sales for 2025, and four were sold in 2024. There is no requirement to participate in the homeowners association.
Even though most homes in Apalachee Ridge Estates are older than the average Tallahassee home, they sell faster than average. In 2026, the median age of the homes is 58, and the oldest house was 68. The average days on the market for 2023-2025 was around 60 days. There are five active listings as of 7/20/2026, and four of those will require renovation-type mortgages or cash buyers. The lowest listing is priced at $75,000 (or $62 a square foot).
How does Apalachee Ridge compare to Tallahassee real estate?
The neighborhood’s median estimated home value is around $145,000, compared with approximately $312,000 citywide, making it one of Tallahassee’s more affordable established neighborhoods. Also – quick note about yard size. These yards are massive compared to new construction yards in Tallahassee real estate.
With those prices, inventory remains limited, with about 2.5 months of supply, which still favors sellers and puts the negotiating power in sellers’ favor. Tallahassee real estate has approximately 4 months of housing supply in July, 2026.
One of my favorite discoveries while researching Apalachee Ridge Estates was learning about its long history of neighborhood revitalization. Residents worked together to create a Renaissance Plan focused on beautification, homeownership, parks, and community improvements—an investment that’s helped shape the neighborhood over the years.
Apalachee Ridge Estates Neighborhood Renaissance Action Plan December, 2001
In the early 2000s, Apalachee Ridge Estates became the first neighborhood selected for the City of Tallahassee’s Neighborhood Planning Process. Residents worked alongside city and county leaders, local organizations, Florida State University, and other community partners to create a shared vision for the neighborhood’s future.
The result was the Apalachee Ridge Estates Neighborhood Renaissance Plan—a community-driven roadmap focused on improving quality of life through neighborhood beautification, public safety, infrastructure, parks, housing, economic development, and stronger partnerships between residents and local institutions.
